Lease
After familiarizing yourself with the Rules for residences (PDF, in French) and the recommendation concerning insurance, upon your arrival, you must submit the duly completed and signed Consent form (PDF, in French), including the required emergency information.
Renewal of a lease
A Notice of renewal of the lease is sent to each tenant two months before the lease expires. If you wish to renew your lease, you must respond to this Notice within 30 days following reception, failing which you must vacate the premises when your lease expires.
Co-op work term outside of Montréal or session abroad
When you receive confirmation of a co-op work term outside of Montréal, you can cancel your lease with no penalty, and by leaving a mandatory deposit of $500 before you leave, you are guaranteed a place in the residences when you return. This amount will be applied against your first month’s rent upon your return.
You must sign a new lease within two weeks following your return. In the case of abandonment, the deposit confirming your place in the residences is not refundable. In the case of an extension of your co-op work term (with supporting documentation), the deposit will be carried over to the following session.
End of lease
The lease is terminated automatically and without penalty when a student completes their studies, when they are no longer registered at ÉTS or when they leave for a co-op work term. Otherwise, the rent must be paid as indicated in the lease, on the due date, without exception.
In all other cases, a request to terminate a lease before it expires must be submitted in writing and approved by the Management for residences. Please note that, even if the request is approved, a minimum penalty equivalent to 45 days of rent is applied.
